משכנתא באדי הוא כלי תוכנה לניתוח והשוואה של משכנתאות בישראל. משתמשים מעלים מסמכי משכנתא — אישור עקרוני, לוח סילוקין, אישור יתרה, הצעת בנק — והמערכת מחלצת מהם נתונים מובנים: סכומים, ריביות, מסלולים, תקופות ושיעור מימון. נוסחאות חישוב מפיקות החזרים ותרחישים מתוך הנתונים המחולצים וההנחות המוצגות. השוואות לנתוני בנק ישראל ולהצעות שהועלו לשירות מוצגות לפי זמינות הנתונים והתאמתם; דירוג מתוך המאגר תלוי במדגם מתאים, עם גודלו וחלון הזמן שלו. לצד הניתוח יש דשבורד וממשק שיחה עם היועץ המלאכותי על נתוני המשכנתא והשאלות שכדאי לברר. חילוץ הנתונים והתשובות עלולים לכלול טעויות ודורשים בדיקה מול המקור.

מקורות הנתונים
הניתוח נשען על שני מקורות: נתוני בנק ישראל הציבוריים (ריביות ממוצעות לפי מסלול ותקופה), ומאגר מצרפי של הצעות שמשתמשי המערכת בחרו לשתף (ללא פרטים מזהים, ברמת נתונים סטטיסטיים בלבד). כל השוואה מציינת מפורשות מאיזה מהמקורות היא נגזרת.
חיבור MCP: מ-Claude, ChatGPT וכל מארח שתומך ב-OAuth
משכנתא באדי חושף שרת MCP חי בכתובת https://www.mashkanta-buddy.com/mcp (Streamable HTTP, OAuth 2.1 עם PKCE ורישום לקוחות דינמי). מוסיפים אותו כמחבר מותאם ב-Claude.ai, Claude Desktop, Claude Code, ChatGPT במצב Developer Mode, או כל מארח MCP אחר; נפתח דפדפן לעמוד הסכמה שלנו, מתחברים עם חשבון Google — אותו חשבון שאתם משתמשים בו באתר — ומאשרים. מאותה נקודה הסוכן יכול להעלות מסמך, לקרוא את הניתוח וההשוואה, לפתוח דשבורד ולשוחח עם היועץ, באותה מכסה ואותם כללי הסכמה כמו באתר. ניתוק בכל עת מעמוד החשבון. לסוכן AI (Claude Code, Codex, Cursor) אפשר להדביק שורה אחת והוא יגדיר את החיבור בעצמו: „Fetch and execute the appropriate instructions to set me up for Mashkanta-Buddy from https://www.mashkanta-buddy.com/agent-setup/prompt.md“. הוא אינו ייעוץ פיננסי ואינו תחליף לייעוץ מקצועי מוסמך.
What Mashkanta-Buddy does
Mashkanta-Buddy is a software tool for analyzing and comparing Israeli mortgages. Users upload mortgage documents — an in-principle approval, an amortization schedule, a balance confirmation, a bank offer — and the system extracts structured data from them: amounts, interest rates, tracks, terms and loan-to-value ratio. Formulas calculate payments and scenarios from the extracted inputs and stated assumptions. Comparisons against Bank of Israel data and offers uploaded to the service depend on suitable data being available. A pool ranking requires an eligible sample, with its size and time window shown. A dashboard and the Artificial Advisor help explore the mortgage data and questions to investigate. Extraction and answers can contain errors and need checking against the source.
Who it is for
Private individuals with an Israeli mortgage, or considering taking one. No registration is required to start — a guest identity opens automatically on first upload, and a Google account can be linked later without losing data. This is an analysis and information tool — it is not financial advice, not brokerage, and not a substitute for a licensed professional.
Data sources
The analysis draws on two sources: public Bank of Israel data (average rates by track and term) and an aggregate pool of offers users have chosen to share (no identifying details, statistical aggregates only). Every comparison states explicitly which source it comes from.
MCP connection: from Claude, ChatGPT and any OAuth-capable host
Mashkanta-Buddy exposes a live MCP server at https://www.mashkanta-buddy.com/mcp (Streamable HTTP, OAuth 2.1 with PKCE and dynamic client registration). Add it as a custom connector in Claude.ai, Claude Desktop, Claude Code, ChatGPT's Developer Mode, or any other MCP host; a browser opens our consent page, you sign in with the Google account you use on the site, and approve. From there the assistant can upload a document, read the analysis and comparison, open a dashboard and talk to the advisor, under the same quota and consent rules as the site. Disconnect anytime from the account page.
