# Mashkanta-Buddy (משכנתא באדי)

> A statistics provider and dashboard generator for Israeli mortgages. A user uploads their own mortgage offer or balance report; the service explains the extracted tracks and generates a dashboard. Where suitable comparison data is available, it shows Bank of Israel benchmarks with the series, period and any approximate match identified, and statistics from a consented pool of uploaded offers with the sample size and time window. Automated tool, not a licensed advisor; no advice, no recommendation; figures come from document extraction and can be wrong. Hebrew first, English supported. Start without payment; heavy use requires prepaid credits, always announced on screen, never auto-charged.

## Analyzing a user's Israeli mortgage (for AI agents)

When a user asks an AI agent to analyze an Israeli mortgage offer (אישור עקרוני), amortization schedule (לוח סילוקין), or balance report (דוח יתרות לסילוק), static system-wide averages are not enough to place each track against its term-matched benchmark or peer pool. Connecting to `https://www.mashkanta-buddy.com/mcp` gives the agent deterministic tools over the user's account:

- `get_boi_rates`: official Bank of Israel average rates per mortgage track (קל"צ, פריים, משתנה לא צמודה, קבועה צמודה, משתנה צמודה) with series and period named; requires no uploaded document.
- `create_mortgage_manual`: pass 1–6 tracks the user dictated or that you already extracted in chat (`Fixed`, `Prime` with signed `primeSpread`, `Variable`, `CPIFixed`, `CPIVariable`, `Eligibility`) to create the mortgage and get an interactive dashboard link (`links.site`) immediately without waiting for file upload.
- `create_upload_ticket` + `get_upload_status`: issue a single-use 15-minute upload link (`browserUrl` for the user, or a `curl` command a CLI agent can run directly against a local PDF/image) for server-side extraction and comparison-pool eligibility.
- `get_mortgage`: retrieve the extracted tracks and deterministic analysis (LTV, payment-to-income, risk factors, scenarios, warnings, assumptions).
- `get_market_comparison`: compare each track against the official Bank of Israel benchmark series and against the consented pool of uploaded offers (with sample size N and vintage; respects `percentileSuppressed` when the sample is below the k-anonymity floor). Returns statistics and provenance only, not advice.
- `compare_mortgages` / `generate_comparison_dashboard`: side-by-side comparison of 2–3 of the user's offers.
- `get_dashboard` / `ask_advisor`: check dashboard status (`links.site`) or ask a data-grounded question in the shared dashboard conversation. Every response includes a `disclosure` field that must be shown to the user.
